Self-Build Mortgages Stages

Unlike a standard mortgage, your funds are released in chunks – usually over 4 stages. Each drawdown matches a stage of your build, from foundation to completion. From stage one, you’ll benefit from green mortgage rates.

Upfront Costs

You typically need to fund the first stage yourself (site purchase or groundwork) before the bank releases funds. Be prepared with savings or a site you already own.

Build Cost Estimate

Lenders want a clear and realistic breakdown of your total build cost – from materials and labour to finishes. This determines how much you can borrow and how funds are released. Your engineer or architect can help you with this.

Projected Completed Value

You’ll be approved for a loan based on the projected value of the finished home – not just what it costs to build. This can help maximise the borrowing power of first-time builders.

Help to Buy Scheme

Claim a maximum of €30,000 based on the value in repair i.e. the value of the finished property.
